• Les Garagistes will be a self contained “artisanal winery village,” with spaces custom built for and leased to limited-production wineries.  It will be located in American Canyon, Napa Valley, California
• 12 separate winery spaces will be leased, ranging in size from 3,500 to 6,500 square feet each and located in four buildings sited to surround a large (16,000+ square feet) outdoor courtyard, food service and entertainment area
• All winery spaces will be designed specifically to accommodate high quality/limited production winemaking/barrel and case storage, and each will contain its own tasting room and office areas constructed to the specifications of the winery
• All units will be permitted for wine tasting and retail sales from the City of American Canyon, Napa County, California
• Each winery space will have access to electricity, water and waste water disposal as well as utilities and services specifically necessary for high quality winemaking and specified by the tenant, including floor drains, hot water and an ethylene glycol chilling system.  Winery tenants will provide their own winemaking equipment
• All wineries will be provided parking, as well as access to conference facilities and an upscale cafe/deli
•Les Garagistes is in immediate proximity to a large temperature controlled winery offering excess barrel and case goods storage as well as a fully equipped lab and a bottling facility
